Project Background

Bac Giang Province in northern Vietnam has emerged as one of Southeast Asia's most important electronics manufacturing clusters. Global giants such as Samsung Electronics and LG Corporation have established large-scale production bases in the region, with Samsung's Bac Giang facilities alone employing over 150,000 workers. According to property consultancy Savills, approximately 4.5 million workers are employed across Vietnam's industrial parks, and nearly half of them — around 2.25 million people — face a housing shortage, equivalent to 12.5 million square meters of accommodation deficit.

An engineering, procurement, and construction (EPC) contractor providing supporting services for a major electronics industrial park in Bac Giang Province needed to rapidly build a temporary worker accommodation camp for 500 personnel as part of the park's Phase II expansion. The project had an 18-month timeline, a site area of approximately 8,000 square meters, and required complete installation within 45 days.

Climate Challenges

Bac Giang Province experiences a tropical monsoon climate. Summer temperatures (May to October) regularly reach 35–38°C, with relative humidity soaring to 85–95%. Annual rainfall ranges from 1,600 to 1,800 millimeters. The typhoon season, from July to September, can bring wind forces of up to Force 8–10 in coastal areas. These conditions place extreme demands on ventilation, moisture control, drainage, and wind resistance in camp design.

Design Solution

Overall Camp Layout

The camp adopts a linear row layout with a 6-meter-wide main corridor and a minimum spacing of 8 meters between dormitory buildings to ensure unobstructed natural ventilation. The entire camp is divided into four functional zones: the dormitory area, public service center, dining area, and logistics support area.

Dormitory Area (350 Workers)

Two-story container-based dormitory modules are used, each accommodating 20 workers. Every room is equipped with:

  • 4 bunk beds with individual storage lockers and reading lights for each worker
  • Private bathroom (shower + squat toilet) with 24-hour hot water
  • Split-type air conditioner (1.5 HP), set at 26°C
  • Aluminum alloy louvered windows for adjustable ventilation and rain protection
  • SPC click-lock flooring, waterproof and moisture-resistant for high-humidity environments

Single-Occupancy Dormitories (100 Workers)

Single rooms of 12 square meters each are provided for project managers and technical specialists, featuring individual air conditioning, a desk, and a compact wardrobe.

Double-Occupancy Dormitories (50 Workers)

Double rooms of 18 square meters each are designated for team leaders and senior technicians, with private bathroom facilities.

Public Service Center

  • Multi-function conference hall: Capacity for 80 people, equipped with projection and video conferencing systems
  • Medical room: Basic diagnostic equipment and commonly used medications, with on-site medical staff
  • Recreation room: Television, table tennis, and card/board game area
  • Convenience store: Daily necessities and snacks
  • Camp-wide Wi-Fi: Dedicated routers in each functional zone

Dining Area

  • Main dining hall with capacity for 250 simultaneous diners
  • Kitchen equipped with commercial exhaust systems, cold storage, and freezer rooms
  • Independent halal dining section to respect the dietary requirements of workers from different regions
  • Large ventilation skylights installed on the dining hall roof to exhaust hot air through the stack effect

Moisture-Proof and Drainage Design

To address the high humidity and heavy rainfall of northern Vietnam, multiple moisture-proofing measures are implemented:

  • All dormitory modules are elevated 300 millimeters above ground on hot-dip galvanized steel supports to prevent ground moisture infiltration
  • Roofs feature a dual-layer design: outer color-coated steel tiles with inner insulation cotton, separated by a 100-millimeter ventilation cavity
  • Exterior walls use 50-millimeter-thick rock wool sandwich panels, providing both thermal insulation and moisture resistance
  • Perimeter drainage channels are installed around the site — main channels 400 millimeters wide and 500 millimeters deep — ensuring rapid water discharge during heavy rain
  • A moisture barrier layer beneath each dormitory building, comprising PE membrane and crushed stone bedding

Wind Resistance Design

Considering the impact of typhoon season, structural reinforcements are applied throughout the camp:

  • All modules are anchored to foundations with M16 high-strength bolts, with an uplift resistance of no less than 15 kPa
  • Roof steel tiles are secured to purlins with self-tapping screws at intervals of no more than 300 millimeters
  • All exterior wall sandwich panel joints are sealed with waterproof adhesive to prevent typhoon-driven rain infiltration
  • Corridor canopies use truss structures capable of withstanding Force 10 winds

Logistics and Installation

All modules were prefabricated at the factory in China and shipped by sea from Guangzhou's Nanshan Port to Hai Phong Port in Vietnam, with a transit time of approximately 3–4 days. From Hai Phong to the Bac Giang job site, the overland distance is about 120 kilometers, requiring roughly 3 hours by road transport. Upon arrival at the site, modules were lifted into position one by one using cranes. On-site work was limited to bolted connections and utility hookups, dramatically reducing the construction timeline.

Client Feedback

After project delivery, the EPC contractor's project manager commented: "Previously, when we built worker accommodation using conventional methods, it took at least three months. This time, everything was completed in 42 days, and the workers' living conditions are far superior to what we had before. The moisture-proofing and drainage design, in particular, gave us complete peace of mind during the rainy season."
