Everyone running a project eventually has to answer the same question: how much does this camp actually cost?

And nearly everyone encountering modular construction for the first time reaches a seemingly reasonable conclusion after shopping around: "Traditional site-built housing has a lower unit price. Why would I choose modular?" That judgment isn't wrong — but it only looks at the first line of the ledger, and ignores the dozens of lines after it.

The true cost is never in the unit price. It is in the total cost of ownership over the full lifecycle.

What "Total Cost of Ownership" Really Means

Total Cost of Ownership (TCO) is a ledger that adds up everything an asset costs — from purchase and use to disposal. For a camp, it includes at least five parts:

  1. Purchase and transport — the one-time investment;
  2. Installation and deployment — what it costs once it arrives on site;
  3. Operations and maintenance — water, power, repairs, day after day;
  4. Durability and refurbishment — its condition after years of use, and whether it keeps going or needs a major overhaul;
  5. Disposal and relocation — at project end, is it thrown away, worthless, or can it be moved and reused?

Traditional price comparison only looks at item one. The real value of a modular camp is hidden in items two through five.

A Detailed Ledger for the Procurement Team

Let's break camp costs down:

Transport and installation. Traditional site-built housing usually requires on-site pouring and assembly — heavy equipment, lots of labor, long schedules. Modular camps are prefabricated in the factory, with several modules' worth of components fitting into a single 40-foot container. On site, they are bolted together without heavy lifting. This saves not just one-time logistics costs, but precious time — and every week of schedule is discounted as opportunity cost for the project.

Operations and maintenance. Modular camps typically outperform temporary construction on insulation and sealing, meaning lower AC and heating energy use and fewer repairs. This money isn't one-time — it is compound interest saved every single year.

Durability and relocation. This is modular's most underrated value. When a project ends, traditional site-built housing can usually only be demolished and written off — the investment goes to zero. A modular camp can be dismantled whole, moved, and rebuilt for the next project. Buy once, use many times — a ledger traditional construction can never produce.

Time: The Most Expensive Cost of All

Beyond the ledger lies another cost that is more hidden, yet heavier: time.

Every day a site doesn't run is a day lost. A core value of modular is turning "construction" into "installation" — compressing months of on-site building into weeks of deployment. This time cost is often far pricier than any visible difference in material prices, yet it is the easiest to overlook.

For mining and infrastructure projects, the gap between starting production a day early and a day late is measured in the millions. Choosing a camp that deploys fast is, at heart, a bet on delivery certainty against schedule risk.

Three Sentences for Decision-Makers

  1. Don't look only at unit price — look at the full lifecycle. What is cheap once may be expensive across long operating years.
  2. Don't look only at build cost — look at time. How fast it deploys decides how early production starts.
  3. Don't look only at the present — look at relocation. A camp that can be moved is an asset. A shelter that can't be dismantled is a liability.

Back to the original question: "How much does this camp actually cost?" The real answer is not the unit price. It is: across its entire lifecycle, how much value did it create, and how much did it consume?

Smart decision-makers do the math on that second ledger.
