Project Overview

In early 2026, 9States completed the delivery and installation of a 150-bed modular worker accommodation camp for a privately held gold mining operator, a mid-tier gold producer operating in the the Sonora desert region region of northern Mexico. The camp was designed to support the expansion of their open-pit mining operations, providing comfortable, durable housing for site personnel in a remote desert environment.

Project Details

Location Mexico → Sonora (the Sonora desert region)
Client a privately held gold mining operator
Capacity 150 persons (75 rooms × 2 persons)
Total Area Approx. 2,800 m²
Product Type Flat-pack container homes (3m × 6m modules)
Delivery Timeline 45 days (manufacturing + on-site installation)
Completion March 2026

Delivered Facilities

  • Sleeping Quarters: 75 individual 12m² rooms, each equipped with a bunk bed, desk, wardrobe, air conditioning, and LED lighting. Rooms are arranged in linear blocks of 10, with shared corridors.
  • Dining Hall: A 180m² communal dining facility capable of seating 80 persons per shift, fitted with an industrial kitchen, refrigerated storage, and potable water system.
  • Sanitary Blocks: Two separate blocks (male/female) with showers, toilets, and laundry stations — all with hot water supply via solar heating panels.
  • Field Office: A 60m² modular office building with 4 workstations, meeting room, and Wi-Fi connectivity for site management.
  • Recreation Area: Covered outdoor space with seating, a TV lounge, and table games for off-hours relaxation.

Design & Engineering

The camp was built using 9States' flat-pack container system — a lightweight steel frame structure with sandwich panel walls (EPS insulation core, 50mm thickness), designed for rapid on-site assembly without heavy machinery. Key design adaptations for the Sonora desert climate included:

  • Reflective white roof coatings to reduce solar heat gain
  • High-capacity split AC units rated for ambient temperatures up to 50°C
  • Elevated flooring to prevent ground moisture ingress
  • Reinforced wind bracing for gusts common in the Sonora region

Logistics & Installation

All 80 flat-pack modules were shipped from 9States' production facility in a single 40-container load via the Port of Manzanillo, then trucked 400 km inland to the mine site. A 6-person 9States installation team completed the build in 18 days on-site, alongside local subcontractors responsible for foundation work and utility connections.

Client Feedback

“The speed and quality of 9States' delivery exceeded our expectations. From order to move-in in under two months — that's what we needed for our ramp-up schedule. The rooms are comfortable even in the hottest months, and the dining facility has become the social hub of our site.”
