A Lithium Rush in the Heart of Africa: How 9States Built a Modular Camp That Tames Heat, Power and Logistics in Zimbabwe

As the world races toward electrification, lithium has gone from an industrial niche to the "white oil" of our era. Automakers and battery giants are stockpiling the metal, and Africa's lithium deposits have become a new battleground. Zimbabwe stands at the center of this rush.

The country holds some of the world's largest known hard-rock lithium reserves. A wave of world-class projects — from Bikita to Arcadia — has come online over the past few years, pulling in capital and engineering teams from around the globe. Remote bushland has been transformed almost overnight into construction sites running thousands of workers on rotating shifts. The people arrived. And with them, the question: Where do they live?

These sites sit far from any town, with no hotels, no dormitories, no decent roads, and often no power grid at all. A camp capable of housing hundreds of miners, engineers and managers becomes the single biggest factor in whether a project can move forward on schedule.

Challenge One: Landlocked and Remote — Logistics Is the First Hurdle

Zimbabwe is a landlocked country. Every piece of heavy equipment and every load of building material must first arrive by sea at a neighboring port — typically Beira in Mozambique or Durban in South Africa — then travel hundreds of kilometers overland to reach the mine. Long distances, poor roads, muddy rainy seasons: any "heavy and bulky" building material quickly becomes a nightmare.

This is where flat-packing shines. 9States standard modules ship in flat-pack form, with several modules' worth of components fitting into a single 40-foot container. That dramatically cuts shipping volume. On arrival, no heavy crane is required — a small crew bolts the structure together quickly, a decisive advantage for inland mines that lack large machinery.

Challenge Two: Heat, Drought and an Unreliable Grid

Most of Zimbabwe's mining regions have a semi-arid climate — hot and dry in the dry season, with significant day-to-night temperature swings. Power is an even tougher problem: most mines sit far from the grid backbone and suffer frequent blackouts and load-shedding.

9States tackles this on two levels:

Insulation. Walls use thickened insulated sandwich panels paired with a reflective heat-blocking roof, so the structure deflects solar heat during the day and holds comfortable temperatures at night — even when air conditioning isn't running.

Energy. The camp runs on a solar-plus-diesel hybrid: photovoltaic panels supply power during the day, then generators take over at night. This cuts long-term operating costs while guaranteeing 24/7 power. Dormitory wiring follows mining-grade standards and supports centralized management of AC, lighting and charging.

Challenge Three: Sanitation and Water

The easiest thing to overlook in a remote mine — and often the most dangerous — is the sanitation system. Hundreds of people living in close quarters, with poorly managed sewage or wastewater, quickly breed disease and can derail an entire project.

9States builds each dormitory with an en-suite bathroom and integrated sanitary unit, cutting down cross-contamination in shared areas. The camp includes a wastewater treatment unit and rainwater harvesting system, recycling water in the drought-prone region. Plumbing is pre-embedded in the module structure for fast installation and easy maintenance, meeting mining-camp hygiene standards.
